Every estimate we produce goes through the same process, whether it's a 2,000-SF storefront or a 60,000-SF school facade. Here's the actual sequence — no mystique, just discipline.
Step 1: Full-document takeoff, not just the elevations
Option A looks cheaper until you read the wall sections. We take off from the complete set — elevations, sections, details, specs, and addenda. Cladding quantities come from measured wall areas, but the cost comes from the details: transitions, terminations, penetrations, expansion joints, and trim conditions. Those are counted individually, every time.
Step 2: Assembly pricing from installed history
We don't price square feet; we price assemblies. A Nichiha AWP wall on 16" o.c. steel studs with a fluid-applied WRB prices differently than the same panel over sheathing with a mechanically fastened barrier. Each assembly in our database carries real production rates from completed projects — crew hours per hundred square feet, actual waste factors, actual scaffold and lift durations.
Step 3: The risk pass
Before a number leaves the office, we ask the questions that kill budgets later:
- Is the substrate documented, or are we assuming someone else's tolerances?
- Are lead times on panels and clips compatible with the schedule?
- Which details in this set have burned a project before — and is one of them here?
If the data's too thin to answer, we say so in the proposal instead of hiding it in a number.
Step 4: Clear scope, in writing
The estimate ships with explicit inclusions, exclusions, and alternates. Ambiguity is where projects go to fight; we don't leave any on the table.
That's the process. It's not fast because it's careless — it's fast because we've run it hundreds of times, and the data does the arguing for us.
